Policies
Short on purpose. If anything here doesn’t fit your situation, message us , the answer is usually yes.
Cancellation
Cancel up to 7 days before check-in for a full refund, minus any card processing fee the payment gateway keeps.
Within 7 days of check-in, the first night is non-refundable; the rest is refunded.
No-shows are charged in full. If the island does something dramatic, a typhoon warning, a cancelled ferry-and-flight day, talk to us. We are humans, and weather rules get human treatment.
Payment
Booking direct works like this: you request your dates, we confirm within a day, and the dates are held for you. No card is needed to request.
Payment is arranged directly once your stay is confirmed, cash at check-in or bank transfer, whichever suits you. Prices are in Vietnamese đồng (VND); USD figures on the site are approximate, for orientation.
Card payments through OnePay (Visa, Mastercard, Amex, JCB) are coming to the site soon.
Privacy
We collect what a stay needs: your name, contact details, dates and party size. It goes into our booking system (Beds24) and nowhere else.
We don't sell data, run ad trackers, or send newsletters you didn't ask for. Messages you send us stay between us.
Want anything we hold deleted after your stay? Message us and it's done.
House notes
Check-in is flexible where the calendar allows, send your flight number and we'll work around it.
The villas host the people on the booking; gatherings beyond registered guests need a conversation first (see Elements Events).
Each house has its own quirks, pool depths, gate codes, the gecko who lives on the terrace. You'll get the honest version in your arrival note.
